Nanaimo is not one kind of roof. A house near Hammond Bay takes wind straight off the Strait of Georgia. A house in Westwood sits among the big trees on the lower slopes of Mount Benson. A house in the Old City looks out on a harbour that Newcastle and Protection Islands shelter from open water. The gutters on those three houses fail for different reasons, so we look at where a property sits before we decide how to work it.

The north shore takes the weather first

North of Departure Bay the shoreline stops being sheltered. Neck Point and Pipers Lagoon are rock headland and pebble beach, open to the Strait, and the homes behind them catch winter storms head on. Wind drives rain almost flat against the fascia and lifts loose debris off the shingles into the trough. Arbutus and Garry oak grow on that dry, rocky ground. Arbutus is the odd tree out here: it peels bark and drops leathery leaves through the summer, so a gutter beneath one can be half full by August.

On these lots we watch the fixings as closely as the debris. Salt air works slowly on steel screws and hangers, and one loose hanger on the windward side is usually where a run begins to pull away from the house.

Under the mountain, it is needles

West of the Parkway, toward Westwood Lake and the slopes below Mount Benson, the trees get taller and closer to the house. Douglas fir and western red cedar shed all year. Their needles and flat sprays do not rinse through a downspout the way a maple leaf eventually does. They settle, knit together and hold water, and within a season or two that wet layer is growing moss and the odd seedling. From the lawn the gutter looks fine while every rain spills over its back edge, behind the fascia board where nobody sees it.

Tall back walls on the slopes

Around Long Lake, Linley Valley, Diver Lake and the North Slope, plenty of houses are built into a slope. The street side might be one storey; the back can be two or three, standing over a sloped yard or a deck. That rear run is the hardest ladder setup on the property, and often the one nobody has checked since the owners moved in. We plan the footing before anyone climbs. If a wall is too high or the ground under it too steep to work safely, you hear that before we quote, not halfway through the job.

What happens on every visit

We scoop each trough by hand, bag what comes out and take it away with us. Then we run water down every downspout and watch the outlet. If the water backs up where the pipe goes into the ground, the blockage is below grade, and we tell you so plainly; clearing buried drain lines is a different trade from ours. While we are up there we check seams, end caps, hangers and the fall of each run toward its outlet, and point out anything letting water behind the gutter.

Which parts of Nanaimo do you cover?

We live near the water at Departure Bay. Does salt air ruin gutters?

Aluminum troughs cope with it well. What suffers first are the steel parts: screws, older spikes and some hidden hangers. On a house that faces the Strait we look at the fixings along the windward side while we clean, and if some have rusted loose we tell you and can quote the repair.

When should we book a gutter clean in Nanaimo?

For most houses, late in the fall, once the bigleaf maples have dropped and the first big blow has come through. Under Douglas fir or cedar, add a spring visit for what the winter storms brought down. Under arbutus, a summer look is worth it too, because arbutus sheds while everything else is still green.

Will gutter guards stop fir needles?

A fine mesh keeps needles out of the trough, which is the part that matters. Needles still collect on top of the mesh, though, and under heavy fir they need brushing off now and then. We explain which guard suits your trees before you spend anything, and sometimes the answer is that regular cleaning is the better deal.

Can you clean the gutters at our rental without the tenants there?

Usually, yes. We work from outside, so all we need is a way into the yard and somewhere to set a ladder. Tell us how the tenants like to be contacted, and whether there is a dog or a locked gate, and we will arrange the visit around that.
