Sloped eaves, flat roofs and scuppers
Commercial roofs vary a lot. Some have ordinary sloped eaves with gutters, just longer than on a house. Many have low-slope sections that drain through scuppers in the parapet wall or through internal roof drains. On those roofs, leaves and needles drift across the membrane and gather at the outlets, and a single wet maple leaf can seal a scupper. Debris also collects in the sheltered corners around rooftop heating and cooling units. Where those areas are in the agreed scope and safe to reach, we clear them along with the gutters.

Downspouts, paving and catch basins
On a commercial lot, downspouts usually drop onto paving or into a catch basin. When one overflows, the water lands on a sidewalk or a parking stall where people walk, and on a cold morning that becomes ice at the door. Many Nanaimo plazas also have maples planted in the parking islands, and their leaves end up in the shop gutters every October and November. We flush every downspout and check that the catch basin below takes the water. If a basin or buried line is backing up, we tell you; clearing underground lines is not part of our work.

Light industrial and shop units
Industrial units bring their own wrinkles. Metal roofs shed water fast and send it to the gutter in a rush, so a part-blocked outlet overflows sooner than it would on a shingled house. Roll-up doors run almost the full width of some units, which leaves little wall to lean a ladder on. Forklifts, trucks and trailers backing up to the bays knock downspouts loose at the bottom, and a downspout pulled out of its catch basin sends roof water across the yard. We plan ladder spots around the doors, ask which bays will be in use, and check each downspout at ground level before we leave.

Paperwork before the visit
Many landlords and property managers want proof of insurance and WCB registration on file before anyone climbs a ladder on their property. We are insured and WCB-registered, and we send the documents ahead of the booked date. After the job, you get a short written summary of what was cleared and anything we noticed, with where it is on the building.

Where it is safe and agreed beforehand, yes, to clear scuppers, roof drains and the debris that collects around rooftop equipment.

Yes. We are insured and WCB-registered. Mention it when you ask for a quote and we will send the documents before the booked date.
Who receives the summary after the job?
Whoever booked the work: the owner, the tenant or the property manager. It lists what was cleared and anything we noticed, with where it is on the building.
