Plenty of Nanaimo townhouse rows are built on a slope. Instead of one long, level roof, the row steps down the hill unit by unit, and each unit’s gutter sits a little lower than the last. That changes how water and debris move along the row, and it changes how we clean it. We work from the top unit down, and here is what we find on the way.

The top unit

The highest unit is where the row begins. It is often the end unit, too, which means it is the one closest to the trees along the property line, or the one taking the wind straight on. Its gutter tends to fill first. On many rows the top unit’s downspout empties onto the roof of the unit below, so anything left in this gutter gets washed down the row in the next storm. That is why we start here.

Where the roofline steps down

Every step between units is a junction: a wall flashing, a short drop in the roof, and often a gutter end tucked against the neighbour’s wall. Needles and leaves pile up at these steps, because the water slows down and turns. A pile at a step can push water behind the gutter or into the joint where the two roofs meet. We clear each step by hand and check that water leaving the upper gutter lands where it should.

The middle units

On a level row, and in the middle of a stepped one, a single run of gutter often crosses two or three units, sharing downspouts along the way. A blocked downspout in front of one unit backs water up along the run, and it spills over wherever the gutter sits lowest. That is often in front of a different neighbour’s door. Cleaning the whole connected length and flushing every downspout on it is the only reliable fix.

The bottom unit

At the bottom of the hill, the last unit takes whatever the row above has sent it. On some rows that means water from upper roofs as well as its own. Its gutters and outlets need to be completely clear, and its downspouts need to carry water away from a foundation that is already downhill of everything else. We flush each one and check where it empties.

Rows on level ground

Not every row is stepped. On a flat site the roof runs at one height from end to end, and the job is simpler to set up. The same rule still holds, though: water ignores the party walls. Debris drifts toward whichever downspout sits nearest the trees, and the unit beside it overflows first. We clear every booked unit’s section of the run and flush its downspouts. If a neighbour’s section is likely to send water your way, we tell you, so you can raise it with them or book the row together.

Fronts, backs and fences

The front of a row faces the parking and is easy to see. The back usually faces the trees and holds most of the debris. Back patios are small and fenced, so reaching the rear gutter can mean working from inside the patio or from the side. We plan ladder spots for both elevations before the visit and ask for gates to be left open or cars moved ahead of time.

Who books

Owner-maintained rows can be booked by one owner or by several neighbours together. Strata rows are booked by the council or manager. Our row steps down the hill. Why does the bottom unit always overflow?

Because on many stepped rows the upper units drain onto the roofs below them. The bottom unit ends up carrying its own rain plus some of the row's.

We check where each downspout empties and make sure the lowest gutter and its outlets are fully clear.

Can I book just my own unit?

Yes, if you look after your own exterior. Bear in mind that a blocked gutter next door can still send water your way on a shared run.

Can a few neighbours book together?

Yes, and it usually works out better for everyone. Tell us which units are included and who the contact is for each.

Who looks after the gutters on a townhouse?

It depends on how the complex is set up. Some owners maintain their own exteriors. On a strata, gutters are usually common property.

Is a freehold townhouse cleaned like a detached house?

Mostly, yes. If the gutters are yours alone, the visit runs much like residential gutter cleaning, with extra attention to where your run meets your neighbours'.

My back patio is fenced. How do you reach the rear gutter?

Usually from inside the patio, if you leave the gate unlocked or are home to let us in. If that is not possible, we look at reaching it from the side.
