On a strata complex, gutter debris does not spread itself evenly across the buildings. Many complexes in North Nanaimo and around the edges of the city back onto a strip of Douglas fir, a wooded ravine or a protected greenbelt. The buildings along that edge take most of the needles and cedar sprays, and their rear gutters, which face the trees and away from the parking lot, are often the fullest on the whole site. They are also the hardest to see from inside the complex, so faults there go unnoticed.

We start with those buildings and take our time with them. The rear elevations get the same care as the fronts.

Courtyards and inner buildings

Buildings in the middle of a complex sit away from the big trees, but they are not always clean. Courtyards act like a pocket where wind drops whatever it is carrying. Ornamental maples and cherries planted in the landscaping add their own leaves in the fall, and those leaves settle into the gutters of the buildings around them.

The small roofs

Carports, garbage and recycling enclosures, mailbox kiosks, bike shelters and canopies over entrances all have short gutters or roof edges of their own. They are often tucked against the tree line or under the eaves of a taller building, so they catch water and debris from above. Because nobody lives under them, they can go years without attention. We include them when they are in the scope you set, and we recommend that they are.

Shared drains and catch basins

On most stratas, downspouts drop into pipes that run to catch basins in the parking areas and roads. One blocked basin can back up several downspouts. We flush every downspout in the scope and check that the basin below takes the water. If a basin or buried line is not draining, we note which one and where. Clearing underground lines is a job for a drainage contractor, not for us.

Low-slope roof sections, common on newer condo buildings, drain through scuppers or internal drains. Where those are in scope and safe to reach, we clear them too.

Mixed heights on one site

Plenty of complexes mix building types: a three-storey condo block at the entrance, two-storey townhouse rows behind it, and single-level units at the back. Each height needs its own set-up, and the tallest walls usually stand over landscaped beds or sloping ground. We work out the equipment for every building before the visit, so the day runs without surprises. If any stretch of gutter is beyond what we can reach safely, the council hears that at the quote stage, along with what we suggest instead.

Working with the council

The booking runs through one contact, the property manager or the council member who handles maintenance. We agree the scope in writing, the contact sends notice to residents, and on the day we keep walkways and parking clear. Afterwards the contact gets one written summary listing what was cleared and anything that needs a decision, each item with its building and where it is.

Who should book gutter cleaning for our strata?

Usually the property manager or the council member responsible for maintenance. On most stratas the gutters are common property, so the strata books and pays rather than individual owners.

Can you quote from a site plan?

A site plan helps, along with the number of buildings and how many storeys each has. We still walk the complex before giving a final figure, because tree cover and access do not show on a plan.

Do residents need to be home or move their cars?

No one needs to be home. We may ask the manager to give notice about cars in particular stalls or patio furniture against a wall, so the ladder has a safe spot.

Can the work be split across more than one visit?

Yes. Large complexes can be done in phases. Each section is finished completely before we move on, and the manager knows which buildings are done.

Do you clean the carports and garbage enclosures too?

If they are in the scope you set, yes. These small roofs often sit under trees and fill up quickly, so we recommend including them.

What goes in the summary?

What was cleared, and anything we noticed, such as a loose run, a leaking seam or a catch basin that would not drain. Each item names the building and where it is. Gutter repair covers what can be done about them.
